Make A Weight-Loss New Year’s Resolution And Stick With It!

By Troy Francis Year after year promises are made and broken. Losing weight is one of the most popular New Years resolutions around. We always begin with great intentions but after a few weeks, we drop back into our usual bad habits and the weight we start to put back on. Here are some basic guidelines you need to follow to make sure you stick to your weight-loss resolution at the end of December. Determine why you are doing this resolution and write it down. Try to think about the reason why you want to loose weight. Is it to look better in a bathing suit or to feel young again. Maybe its to get the overall better. How about being able to enjoy a more active lifestyle? Whatever, your goals are try to be honest and specific as possible. Setting those weight-loss goals and writing them down. Ok! The next important guideline to follow is to stick to your weight-loss goal. However, make sure that this is a sensible goal to begin with. You shouldnt expect yourself to loose more than 2-4 pounds per week. Keep in mind that the higher your body mass, the more weight you can expect to lose in the long run. If you are in the average range, but still feel that you should lose more weight, you may not want to aim for more than 4 pounds. However, if you are obese, than losing 50 pounds this year may be a reasonable goal this year. Remember to alway consult with your physician before starting any weight loss program. He or she can help you to determine a sensible goal for weight loss. Ok! Lets make a plan you can stick with all year long. Most likely youve tried every weight loss diet fad out their. So you already know what doesnt work. So, try to be realistic and make small changes that will benefit you over the long run. Eat healthier and consume fewer calories, and try to get more activity. Setting small goals. Try to look at where you are now and what you would like to achieve by the end of the year. Now break this down into smaller weight loss goals. Breaking your weight loss journey into small parts will make it seem more attainable. Move on to each goal only after you finish the previous one.Record what you eat and how active you are during the day. This means everything from walking up those steps to working out and so on. Writing these things down will help you see progress. This will help your mind start to process your weight loss goals and believe in them. If I eat that hotdog, Ill have to write it down. Well, I better skip it. Try to reward yourself for every small goal. Remember those small goals you planed out? Make sure you enjoy each goal you achieve. Reward yourself with small pants you never thought you could fit into or that tropical vacation youve been looking to take. Pick a reward you will truly enjoy. He makes reference to something happening next time or directly ask you early on in the date if you are free on day this or that to do this or that. 12. He doesnt just say goodbye and takes off but lingers a bit probably hoping for a kiss, but not wanting to mess things up by being too forward. 13. Calls you the same night or the very next day after the date just to say he had a great time. 15. Intimacy is when two people create an environment where there is a true heart to heart connection. Their Souls seem to almost merge into one being. They feel a sense of peace, harmony, balance and unconditional love for their partner and when they are in their partners presence. There is no battle of egos, no need to win, manipulate or control. There is an inner awareness that all is well with the world. That I am where I am supposed to be and I am now with the person I am destined to spend my life with. Intimacy is not just a feeling, nor is it just knowing. It is a divine connection with another person. It is a spiritual connectedness. Intimate relationships can be between a man and a woman. Two people of the same sex. Two friends. Siblings. It can also be present in a relationship of a large group. An interest only mortgage is one in which you have the option of paying only the interest (or just the interest and a portion of the principal) each month in the early years of the mortgage loan. Interest only periods may be applied to adjustable rate mortgages, or 30 year fixed rate mortgages, depending on the lender. In a traditional mortgage, each month your mortgage payment is divided in two parts - one part is paid on the interest charge, the other on the principal of the loan. The main feature of an interest only mortgage loan is that during a specified initial period of time - usually three, five, seven or ten years - you may choose to make a payment of the interest portion of the loan only. The option is flexible. One month you may choose to make an interest only payment, another you may choose to make an interest-plus-part-of-the-principal mortgage payment, or a full, standard monthly mortgage payment. Needless to say, an interest-only payment will be significantly less than a traditional mortgage payment. The flexibility of an interest-only mortgage allows you to adjust your mortgage cost on a month by month basis, giving you more control over your monthly cash flow. In any given month during the interest-only period, you have the flexibility to pay as much or as little on your mortgage as you can. Interest only mortgages aren’t right for everyone. While you have the option of paying interest only each month during the early years, the principal repayment on your mortgage loan is accumulating. At the end of your interest only period, your mortgage payment will take a dramatic jump. Financial experts recommend interest only mortgages for specific types of borrowers: those whose income is supplemented by large commissions or bonuses throughout the year, those who can reasonably expect to be making considerably more income in a few years than they are now, and those borrowers who actually WILL invest the difference between their interest-only payment and their full mortgage payment in profitable investments. The power of an interest-only loan, according to most experts, is that you can ‘afford to buy more house’. Because you’ll have the choice during the early years of paying only the interest each month, you can effectively afford the monthly payments on a house that’s as much as 30% more expensive than you could with an amortizing (typical) mortgage payment. You also, however, have the choice each month of paying the interest plus as much on the principal as you wish. If you’re a salesman, for instance, whose standard income is supplemented quarterly and semi-annually by large commissions or bonuses, you could pay interest-only during lean months, saving yourself up to $350 in those months. In the months that you get a large commission though, you could choose to pay down several thousand dollars on the principal. An interest only mortgage also makes sense if you have a solid investment plan. If a typical mortgage payment would be $900 monthly, and your interest-only payment for the month is $625, then the best financial strategy according to many financial experts is to invest the remaining $275 in a solid, money-making stocks program. Interest only loans are not for everyone, but they can be a valuable financial tool that can help you control your spending and give your investment power some added oomph.
